TERMS & CONDITIONS

Please review the following terms carefully. These Terms & Conditions apply to all mid-term and extended stays of 30 days or longer and are incorporated into the Stay Agreement.

Fixed-Term Stay Agreement
All stays are governed by a written fixed-term Stay Agreement for a minimum of 30 days. The agreement outlines the move-in date, length of stay, house guidelines, and terms for early termination. This is not a nightly or short-term accommodation.

By confirming a stay, you acknowledge and agree to the terms outlined below.

1. Stay Duration & Arrival

All stays are for 30 days or longer. Arrival timing is coordinated in advance based on the agreed move-in date outlined in your Stay Agreement. Immediate or same-day occupancy is not offered.

2. Cancellations, Changes & Early Termination

Cancellations and changes are governed by the Stay Agreement and are based on the agreed move-in date.

Cancellations made prior to the move-in date may be subject to administrative or holding fees as outlined in the Stay Agreement.
Early termination of a stay is subject to the notice requirements and terms specified in the Stay Agreement.
Fees paid are applied toward the agreed stay period and are not structured as nightly charges.

3. Occupancy & House Guidelines

Occupancy is limited to the individuals listed on the Stay Agreement.
Only registered residents may be on the property unless prior approval has been granted.
Smoking, illegal drugs, excessive alcohol consumption, or disruptive behavior are not permitted.
Residents are expected to maintain a respectful and considerate living environment.

4. Quiet Times

To ensure a peaceful shared living environment, quiet times are observed:

Sunday–Thursday: 10:00 p.m. – 8:00 a.m.
Friday–Saturday: Midnight – 9:00 a.m.

During quiet times:

Noise should be kept to a minimum, including electronics, conversations, and movement through shared spaces.
No cooking in the kitchen. Quiet access to food and drinks is permitted.
No use of hair dryers.
No television use in the living room.
No laundry use.

5. Security & Personal Belongings

Residents are responsible for securing doors and windows when leaving the property.
The property is not responsible for loss, theft, or damage to personal belongings.
Residents are responsible for any damage to the property or its contents caused during their stay and may be charged for repair or replacement.

6. Liability

The property is not liable for accidents, injuries, or illnesses that may occur on the premises. Residents assume responsibility for their own safety and well-being during their stay.

7. Early Termination of Stay

Failure to comply with these Terms & Conditions or the Stay Agreement may result in early termination of the stay, in accordance with California law and the Stay Agreement.

8. Governing Law

These Terms & Conditions are governed by and construed in accordance with the laws of the State of California.
