TERMS & CONDITIONS

Please review the following terms carefully.
By submitting a stay request or confirming a reservation for furnished housing, you acknowledge and agree to these terms.

1. Cancellations, Date Changes & Refunds

When a stay is confirmed, those dates are reserved exclusively for you and removed from availability. Because of this, the following cancellation terms apply:

1.1. Cancellations made 21 days prior to the scheduled arrival date will receive a full refund of payments made.

1.2. Cancellations made 14 days prior to arrival will receive a 50% refund.

1.3. Cancellations made within 7 days of the scheduled arrival date are non-refundable.

1.4. Failure to arrive on the scheduled start date without prior communication will be considered a forfeited reservation, and payment will not be refunded. Approved date changes are subject to availability.

2. Lodger Policies

2.1. This is a shared residential home. We ask that all lodgers treat one another and the property with consideration, care, and respect.

2.2. To maintain a healthy and peaceful home environment, smoking, vaping, illegal substances, and excessive alcohol use are not permitted.

3. Quiet Hours

To support rest and a peaceful living environment for everyone in the home, quiet hours are observed:

Sunday–Thursday: 10:00 PM to 8:00 AM
Friday–Saturday: 12:00 AM to 9:00 AM

During these hours, we ask that noise be kept gentle and mindful.
 

This includes:

• Keeping electronics, television, music, and conversations at a low volume
• Entering and exiting the home quietly
• Using the kitchen lightly and respectfully

Full meal preparation is best saved for outside quiet hours. Grabbing a snack or beverage quietly is always fine.

4. Security & Personal Belongings

4.1. Lodgers are asked to lock doors and windows when leaving the property to help maintain a secure environment.

4.2. Residents are responsible for their personal belongings. The property cannot be responsible for loss, theft, or damage to personal items.

4.3. Lodgers are responsible for any damage to the home or its contents during their stay. Repair or replacement costs may be charged if necessary.

5. Liability

While every effort is made to provide a safe and comfortable living environment, the property owner is not responsible for accidents, injuries, or illnesses that may occur on the premises.

6. Early Termination of Stay

In the event that these guidelines are not followed, the property reserves the right to end a stay early. Serious or repeated violations may result in removal from the premises without refund.

7. Governing Law

These terms are governed by and interpreted in accordance with the laws of the State of California.
